LUXURY HOME: The Valencia

The Valencia

Contemporary forms clad in timber battens, polished block work and stone makes the Valencia a standout residence. The planning allows for cross ventilation and natural light in every room. The split level design, suited to a sloping site incorporates separation between designated living and sleeping areas. These areas can easily closed off to obtain thermal comfort.

The modern galley style kitchen has access to two separate outdoor living areas. The alfresco outdoor eating area to one end and the secluded deck area to one end. Two bedrooms and a media room are on the lower levels, whilst the master room on the upper level has a parents retreat and study, complete with with an outdoor deck area.

Be Inspired And Create The Home You Want | David Reid Homes

The beauty of building is that you can create the home you want. It is a great idea to start out by scrapbooking ideas from books and magazines. You can start with one of our standard plans, and modify the plan to suit your family and lifestyle. Not all builders will be flexible in allowing changes to their standard plans; check that yours does. If you’re building a custom new home and you want to make it special, this is where it starts. You can use an architect, a building designer or take your sketches to a draftsman; however talking to your builder first can save you thousands of dollars.Fire Place Ask their opinion on where to go for design help for the type of house you want to build. 1. Tell us a bit about yourself, what inspired you to become a builder? Have you always had a passion for building homes?

I have wanted to be a builder since I was 10 years old, I think spending time on building sites with my father inspired me to be a builder. I developed an interest in making things, very early as a child and my passion has only increased since then. Later in life as a young man, I started my career alongside Phillip as a custom home builder, and seeing our clients’ dreams and ideas come to reality through us is extremely satisfying.

2. The building industry in the Tamworth region is highly competitive, yet your company stands out as one of the leading residential builders in the area! Do you think David Reid Homes has made the difference for you?

Phil and I believe that the David Reid Homes systems and of course name helped us a lot starting out in Tamworth. giving people confidence in choosing us to build their home, as we know building a new home is one of the biggest financial and emotional undertakings most people will achieve in their lives.

3. What is it about David Reid Home’s systems and resources that give you an edge?

The systems i.e BuildXact and HazardCo give us a clear advantage over conventional scheduling and managing processes. Allowing us to manage quality and timelines of more jobs overall increasing our productivity as a company. The pre-done client letters, specifications, plans, etc, also create a great starting point for us to alter to fit our local area, market, and personal preferences when it comes to the exact construction process.

4. Is there a particular type of customer that you find your business suits more than any other? first home buyers, retirees, young families?

Our market in Tamworth is smaller than some of our city franchises. So, I’ve found that we cater to everyone, from helping a first home buyer get their foot in the door, all the way up to people building their final home possibly their 3rd or 4th build, and everyone in between. Ideally, we would like to get more of the bigger custom designed homes in the future.

5. As a specialist luxury home builder, experience counts. What is the most important thing that you have learned about satisfying and exceeding your customer’s expectations?

Communication is key when it comes to a satisfied client. Be honest about inclusions, allowances, and timelines and if something delays the progress of their home build. Be upfront and tell them straight away. One thing I’ve learned is that clients that are in the dark about what’s happening are a lot more likely to be unsatisfied at the end. Educate and inform them at every opportunity. As I said before you must remember it’s not just a job to your client it’s their home maybe even their dream home. So, take care of them and they will sing your praises to everyone they know.

6. With so many uniquely designed homes tailored to people’s dreams, how do you guide your customers through the experience to make it all fit together in a successful project?

That’s the big question. A lot goes into custom design and construction. Again, we are honest and constantly educating our clients right from the first time we meet them, right up until we’ve handed them the keys and provided information on how we support them after they’ve moved in. I have letters and pamphlets telling our clients step by step what will be happening next all the way through the build. This combined with our draftspeople, quality trades, and suppliers all play their part in a successful build. Another thing we do in Tamworth is every one of our clients gets an interior design consultant during the approval stage before we start on-site and all the selections from the ground up and inside are signed off and presented as part of the documentation. This speeds up ordering and alleviates confusion about what allowances or products were included.

7. What is the most important advice that you would give to someone considering building their luxury dream home?

I always tell people the first time we meet, and before even talking about ‘how much’. Make sure your builder is upfront and clear about inclusions, costs, and timelines from the start. Make sure you are indeed comparing apples to apples. Also, pick a builder you can trust and ‘get along’ with because building a new home, especially a custom luxury home is a journey and you will want someone that you are compatible with to take that journey with you.

Smeg is a world-renown Italian appliance manufacturer based in Guastalle, Italy. They have subsidiaries in 16 countries across the world, including Australia. The company has been running for over 60 years now and has come to be seen as a tasteful and elegant solution to the demands of contemporary living; due to their partnerships with world-famous architects. The Australian branch is a family-owned business and has an extensive network of distributors, which allows them to service the entire country! They have showrooms in Brisbane, Adelaide, Perth, Launceston, Newcastle, and Wagga Wagga. We paired with this company many years ago, in order to bring high quality, beautiful appliances to all of the homes we build. In September, Smeg released a collaboration with Disney, to celebrate 70 years of Smeg and 90 years of Disney and their love of bringing families together, specifically through food and entertaining! The 50’s style retro Fridge features a Mickey Mouse design on the front!

The Collection, ‘Sicily is my love’ launched in 2017, in collaboration with Dolce and Gabbana.

They have recently released a Stand Mixer, Toaster and Slow Juicer to their collection.

Budget, Time Frame & Quality


You can rest assured we all know all the horror stories out there and we have both the experience and the systems to ensure your build is one of the successes rather than the vast majority that result in nightmares for the client! There are three components to any build – Budget, Time Frame and Quality. Naturally, you would like all three and that can be achieved in balance, but it is important to note they are all linked. So, we need to get clear at the beginning what your priority is.

Budget

Just because you choose budget doesn’t mean you will end up with an inferior build. Just like paying over the top will not guarantee quality! But, budget will always be top priority for both of us and all subsequent decisions will be made with that in mind.

Time Frame

If you are on a tight time frame, then be honest with your deadline. If we cannot meet this, we will be honest and not waste your time. Equally, you should insist on a timeline plan from your potential builder. This will ensure the handover date has been planned. If your builder cannot (or will not) provide this information, then they are incapable of achieving a successful outcome.

Quality

Quality is often talked about and rarely delivered in residential construction. It is linked to time frames because it takes longer to deliver a higher standard of work.
  Building your dream home will be one of the biggest investments you’ll ever make, and choosing the right builder that will accommodate your Budget, Time Frame and Quality requirements can be difficult. On the surface it may be hard to differentiate one builder from the next; Using our ‘Home Builder’s Checklist’, will make it easier to gather information and compare offerings from builders in your area, and help you make the right choice the first time. Building With David Reid Homes | Step By Step

10 Steps For Building With David Reid Homes

Here at David Reid Homes, we understand that building a home can be a scary and nerve racking experience. But we endeavour to make every one of our clients home building experience a positive one! We have compiled a step by step process for building a home with us; from the start to finish.

Step 1 – Free Site Inspection. 

We will meet you on site to discuss construction options and your requirements for the home.

Step 2 – Designing Your Home

You tell us what style home you have in mind and we can recommend a building designer or architect that we think is most experienced to fulfil your needs. We will then work as a team to give you the very best in building service.

Help In Choosing a Plan. 

If designing your home is just too daunting ( we understand this!) or if you are a first home owner just starting out in the home ownership world, we can offer you a fantastic choice of flexible plans to suit you and your block. (see our plans here)

Step 3 – Quotation Process. 

We will prepare a budget estimate or quotation for you with site works and all other inclusions. It is set out in a clear manner that shows everything that is included in your quote, so there is no confusion with what you would be getting.

Step 4 – Quote Acceptance. 

We will discuss any changes and additions to the project you would like to make and gain approval to proceed with the works.

Step 5 – Signing of Contracts.

We will the prepare contract for you to sign and develop a time line program for the project and arrange a start date.

Step 6 – Finance Approval 

You will need to provide us with your loan approval documents or bank guarantee that you have your own funds to cover the contract value before moving forward.

Step 7 – Commence Construction Works.

We will commence construction of your new home! you will receive constant updates on the progress of the project. Site meetings can be arranged if required to monitor progress of the works.

Step 8 – House Detail.

Once your home is complete, will will fully detailed it, not just clean!

Step 9 – Handover Part 1.

We will now carry out a detailed inspection of the completed works with you and rectify any incomplete works for final acceptance and occupation of the home. Arrange for the finance inspection and valuation so final payment can be made,

Handover Part 2.

We will then arrange a date to hand you the keys to your new home!

Step 10 – Maintenance Period

Attend to any issues or any rectification works that require completion during the defects liability period. Building your dream home will be one of the biggest investments you’ll ever make, and choosing the right builder will mean it’s an exciting and rewarding experience. On the surface it may be hard to differentiate one builder from the next.
