Custom homes we build in Sydney typically range from around $800,000 up to $3 million. Some projects sit below or above that range, and where yours lands depends on the property, the size and complexity of the design, and the finishes you choose. Rather than start with a number, we start with your brief, then prepare a detailed itemised quote so you can see exactly what your home includes before you sign anything.
A custom home in Sydney typically takes 12 to 24 months from first conversation to handover, including design and approvals. Approval time depends on your pathway: a complying development certificate (CDC) can be issued in weeks, while a development application (DA) through your local council can take several months. Construction itself commonly runs 9 to 14 months for a bespoke home. We manage the approvals and give you a realistic timeline for your block before contract.
Yes, knockdown rebuilds are a large part of what we build in Sydney. If you love your street but have outgrown the house, demolishing and rebuilding lets you stay put and get a brand new home designed for your block. It also avoids stamp duty on buying elsewhere. We assess the block first, including overlays, easements and services, so you know what is possible before you commit.
Yes, difficult sites are our specialty. Sydney blocks often come with slope, rock, narrow frontages, bushfire (BAL) ratings, flood controls or heritage conservation areas, and each of those shapes the design and engineering. A home designed for its site usually costs less and lives better than a standard plan forced onto the wrong block. Rocco is a carpenter by trade who has worked on the tools since 1985 and held his licence since 1991. He is an NSW Registered Building Practitioner, licence 38901C, and he is on every site, holding the build to the standard his name now carries.
Jo is your point of contact through the build, looking after contracts, administration and finances so the journey stays clear and calm from start to handover.
Building with a local owner and builder means the person who signs your contract is the person standing on your site. With Rocco and Jo that comes with:
