Much of the northern beaches housing stock is original fibro and brick beach house sitting on land worth far more than the building on it, which makes it one of Sydney’s strongest knockdown rebuild markets: keep the street, the outlook and the block, replace the house. We work with Northern Beaches Council’s controls, design to the site’s bushfire (BAL) rating where the bush comes close, specify for salt air and coastal exposure, and handle the foreshore, stability and access considerations that come with steep ground and Pittwater frontage.

Do you build on bushfire (BAL) rated blocks on the northern beaches?

Yes. Blocks bordering Ku-ring-gai Chase, Garigal National Park and the bushland around Ingleside, Duffys Forest and Terrey Hills carry bushfire attack level (BAL) ratings, and we design and specify to the rating your site carries: construction detail, materials, glazing and landscaping all follow from it. The BAL assessment happens early so the design and the budget reflect it from the start.

Can you build on steep or waterfront blocks around Pittwater?

Yes. Steep sites above the water and Pittwater frontages come with foreshore building lines, stability and access constraints, and they reward custom design more than any other site. We manage the additional approvals and engineering, plan the access and craneage before work starts, and design the home around the outlook rather than simply near it.

Which northern beaches suburbs do you build in?

We build across the northern beaches, including Manly, Freshwater, Curl Curl, Dee Why, Collaroy, Narrabeen, Mona Vale, Newport, Avalon and Palm Beach, along with Balgowlah, Seaforth, Frenchs Forest, Belrose and Terrey Hills. If your suburb is nearby but not listed, talk to us about your block.

Very. The northern beaches has some of Sydney’s best positioned blocks sitting under tired original houses, and rebuilding lets you keep the beach, the schools and the community while getting a brand new home designed for the land and the light. It also avoids the stamp duty of buying elsewhere. We assess your block and talk you through what it will carry before you commit.
