Much of the Shire’s housing stock is original brick and fibro on generous blocks, which makes it one of Sydney’s natural knockdown rebuild markets: keep the street and the block, replace the house. We work with Sutherland Shire Council’s controls, design to the site’s bushfire (BAL) rating where the bush comes close, and handle the foreshore and flood considerations that come with river and bay frontage.
Yes. Blocks near the Royal National Park and the Shire’s bushland corridors carry bushfire attack level (BAL) ratings, and we design and specify to the rating your site carries: construction detail, materials, glazing and landscaping all follow from it. The BAL assessment happens early so the design and the budget reflect it from the start.
Yes. Waterfront blocks in the Shire come with foreshore building lines, stability and flood considerations, and access challenges, and they reward custom design more than any other site. We manage the additional approvals and engineering, and design the home around the water rather than simply near it.
We build across the Sutherland Shire, including Cronulla, Caringbah, Miranda, Sutherland, Gymea, Sylvania, Oyster Bay, Menai and the surrounding suburbs, along with the Georges River area. If your suburb is nearby but not listed, talk to us about your block.
Very. The Shire has some of Sydney’s best value large blocks under original houses, and rebuilding lets you stay near the beaches, the bay and the schools while getting a brand new home designed for the land. It also avoids the stamp duty of buying elsewhere. We assess your block and talk you through what is possible before you commit.

Rocco is a carpenter by trade who has worked on the tools since 1985 and held his licence since 1991. He is an NSW Registered Building Practitioner, licence 38901C, and he is on every site, holding the build to the standard his name now carries.
Jo is your point of contact through the build, looking after contracts, administration and finances so the journey stays clear and calm from start to handover.
Building with a local owner and builder means the person who signs your contract is the person standing on your site. With Rocco and Jo that comes with:
- An NSW Registered Building Practitioner (licence 38901C), on the tools since 1985 and licensed since 1991
- Custom homes, luxury builds and knockdown rebuilds across the north shore, inner west, eastern suburbs and the Shire
